Just Closed - PULLMAN

Santa Rosa, CA – Phoenix Development Company is pleased to announce that they have closed financing and will soon commence construction on Pullman, 74 modern urban apartments, located at 701 Wilson Street in Santa Rosa’s Historic West End. The project will be built on the original Laws and Yaeger Lumber Yard site, which spans the entire block of Wilson Street, between 8th and 9th Streets.

Pullman will be among the first transit-oriented housing projects adjacent to the Sonoma-Marin Area Rail Transit station, the West End Neighborhood and Historic Railroad Square.

The project features 74 one and two-bedroom units which will range from 700 to 1,000 square feet and will incorporate smart home technology and modern finishes throughout. Fiber internet service will be available in-unit.

Designed as two 3-story buildings connected by a central enclosed courtyard, the complex will include a community center, Zen garden, dog-wash station and dog run area, pool, fitness center, wine storage lockers, bike kitchen for storage and repairs, and a centrally located picnic/BBQ area with firepit. Community workspaces and/or conference room spaces will also be available for residents of Pullman, as well as onsite parking.

The location of Pullman was carefully selected to cater to a range of potential residents. Pullman will appeal those working from home, or in nearby downtown Santa Rosa, as well as residents commuting to the San Francisco Bay Area or Silicon Valley. With easy access to Highways 101 & 12, as well as being just steps away from the newly constructed SMART rail station with service to Larkspur, residents of Pullman are situated at an ideal location to take a quick trip to the City for a night on the town. 

For those who prefer the peaceful, slower pace of Sonoma County, the charming and walkable West End neighborhood lies adjacent to the property and hosts a local farmers market as well as a community dog park. If residents venture South from Pullman, they will find themselves in Historic Railroad Square which offers a wide variety of shops, restaurants, and several community events throughout the year. 

Construction is anticipated to begin early spring 2021, with leasing anticipated to commence spring 2022.

The Pullman design and construction team consists of Precision General Commercial Contractors, Belli Architectural Group, and Civil Design Consultants, with construction management assistance by Steven Faber at Midland Real Estate Services. 

Stearns Bank provided construction financing while a PACE loan was funded by Petros PACE Finance. Property Assessed Clean Energy financing, or PACE financing, is available to building projects using utility, water, or operations energy efficiencies.
